WHY ISN'T YOUR HOME SELLING?? WHAT COULD BE WRONG?

You've lived in your house for a number of years, made some improvements, meticulously maintained it, decorated it just the way you like and now you need to sell. You're thinking; who wouldn't love to buy this house?
You hired a REALTOR. He/She took some pictures, entered it into the Multiple Listing Service and now three months later you have not had an offer. In fact, only a couple of buyers have even come to see your house. What could be wrong?
REASONS WHY HOMES DONT SELL
- LOCATION -Is your house located on a busy thoroughfare? Are there unsightly electrical wires/cell phone towers in the area?
- PRICING -There's an old saying that "price cures everything". No matter what defects or imperfections a house has, a lower price will make it more attractive to buyers. On the other hand, no matter how nice a house is, if it is overpriced it will be less attractive to buyers. Remember, overpricing only helps to sell the competition.
- CONDITION -"There's never a second chance for a good first impression". Buyers will look at many other homes. In many instances they will be seeing model homes. To get top dollar you need to offer top condition. If you're not willing to do improvements yourself then you need to lower your price.
- ARE YOU OFFERING FAIR COMPENSATION TO AGENTS? -If you are not, your house will not get shown. With the large number of homes on the market today, many agents will not show homes that are not offering fair compensation to buyers agents. This is why you need to avoid discount brokers.
- SELLER MOTIVATION -Sellers will sometimes say, "Let's price it high, buyers can always make an offer. I don't want to give the house away". A motivated seller will price the house realistically in order to get it sold. By pricing high you only help to sell your competition.
- FINANCING TERMS -In today's real estate market, many sellers are offering incentives to buyers by contributing to closing costs or loan points. Are you offering anything to make buyers choose your home over the competition?
- MARKET DEMAND -Is there a demand for homes similar to yours? Features that can create demand for your home include: Location/Price/Condition/Financing Terms & Current Market Conditions. Since you can't change the location or the current market conditions you need to focus on the remaining factors to create demand for your property.
- KNOWLEDGE & SKILL OF YOUR AGENT -It is important to hire a full time, experienced REALTOR.
A. 80% of buyers begin their search on The Internet. Does your REALTOR have an effective web presence?
B. Has your REALTOR helped you prepare your house so that it looks its very best?
C. Has your house been priced strategically? Strategic pricing is accomplished by looking at active, pending & sold listings in your area. Looking only at sold listings does not take into account your current competition and can drastically increase the time your house stays on the market.
D. Is your agent using high quality marketing materials (i.e. virtual tours, flyers, postcards, signs etc?)
E. Does your REALTOR have an effective marketing plan?
F. Have you seen what your house looks like in the Multiple Listing Service? You should ask your REALTOR for a copy or web link to your listing in the MLS. The MLS is, in effect, the "storefront" for the sale of your home. If pictures are missing, blurry, dark or discolored, buyers & agents will not have much interest in seeing your home. Using the maximum number of bright, high quality images creates more interest in your house, which will result in more showings. In addition, if details such as square footage, room sizes, garage info, lot sizes etc. are incorrect, you risk losing the buyer who is looking for a home just like yours.
